Some water heater problems are component-level and can be repaired, leaving a serviceable unit in place. Others point to the tank itself, and once a tank has failed a repair is not a reasonable option.

We check how the unit is behaving, whether hot water is absent, inconsistent, or running out quickly, and whether there is any sign of water escaping around the unit. Water pooling under a tank is a situation to raise promptly.

+When does water heater repair versus replacement need to be evaluated?
It depends on what has failed and how old the unit is. Component-level faults on a unit with service life left are often repairable, while a failed tank or a unit with repeated problems late in its life usually leads to a replacement discussion. We go over both with you.
+Why does my hot water run out so quickly?
Several things can cause it, including the condition of the tank, sediment inside it, or a component not working as intended. It is worth having the unit looked at rather than guessing at the cause.
+There is water under my water heater. Is that urgent?
Water around the base of a tank is worth raising promptly, because it can indicate the tank or a connection is losing water. Call us and we will go over what you are seeing.
